Vietnam’s High-Tech FDI Wave Accelerates Expansion of Green and Smart Industrial Real Estate

            Vietnam’s industrial real estate market is entering a new phase of expansion, with plans to add 15,200 hectares of industrial land and more than 6 million square meters of ready-built factories and warehouses from now to 2027. According to the National Financial Supervisory Commission, foreign direct investment (FDI) remains resilient in 2025, driven by high-value sectors namely semiconductors, Artificial Intelligence (AI), digital transformation, logistics, and pharmaceuticals. Disbursed FDI is expected to surpass 30 billion USD, consolidating Vietnam’s position among the world’s top 15 FDI destinations. A cooperation agreement between the Government and U.S. chipmaker NVIDIA underscores the country’s ambition to build a leading AI Research and Development hub in Asia.

            Foreign investors are increasingly demanding ready-built industrial assets, reliable power supply, and access to renewable energy through dual power systems, direct power purchase agreements, and on-site solar generation. Sustainability certifications such as LEED and EDGE, along with proximity to seaports, expressways, and logistics hubs, are emerging as decisive competitive factors. Transparent regulatory processes and an increasingly skilled workforce, particularly in electronics and semiconductors, further reinforce Vietnam’s appeal.

            The rise of green and smart industrial parks is expected to shape the next stage of development. VSIP III in Ho Chi Minh City illustrates this shift, having attracted major sustainability-focused investments from Lego, Pandora, and Giant. Developers namely Prodezi Long An, Frasers Property, and Viglacera are aligning their strategies with green transition goals, emphasizing intelligent and eco-industrial models to capture the next wave of high-tech FDI and support sustainable industrial growth.
